About the Project
The Marriott Residence Inn Baltimore project is a 197,000-square-foot, 194-key hotel adjacent to the Johns Hopkins Medical School Campus in downtown Baltimore, Maryland. It includes 136 one-bedroom units, 11 two-bedroom units and 47 studio units on 15 floors, including a 3,500 sf rooftop bar and terrace. The hotel was specially designed with more ADA rooms than typically required in a standard Residence Inn to accommodate patients from the nearby Johns Hopkins Hospital. To meet the needs of nearby patients, the hotel’s design relied heavily on input from Johns Hopkins and the adjacent Kennedy Krieger Center, resulting in rooms that do not follow the prototypical Marriott Residence Inn room design. In addition, the hotel includes an upgraded four-star level lobby, four hospitality suites, a large pre-function space and 20,000 SF of retail space.
Real Estate Development
Hensel Phelps Real Estate Development provided development services for the Hopkins Gateway Hotel on the Johns Hopkins Medical campus. The project was built using a public-private partnership with the City of Baltimore. Additionally, the Hotel was qualified by the Maryland Department of Business as being in a Targeted Employment Area (TEA), which allowed for the use of EB-5 funds to help finance the project. The Hopkins Gateway Hotel has created 1,200 direct and indirect jobs which has helped to energize the East Baltimore area. The total Real Estate Development for this project is $86,280,000.
Construction
Constructing this unique hotel required a quality process approach by the Hensel Phelps team that included the City of Baltimore permitting office and Marriott Hotel standards. The Hopkins Gateway Hotel was also constructed as part of the East Baltimore Development, Inc. (EBDI) established to revitalize, re-energize and rebuild the East Baltimore neighborhood. Because the project was one of the first to be developed through this partnership, the building set a design precedence for future construction in East Baltimore.
