1900 Lawrence is a landmark 32-story, Class A commercial development located in the heart of Denver’s Lower Downtown (LoDo) District—steps from Coors Field and Union Station. Spanning 1,080,000 SF, this transformative project was developed by Riverside Investment & Development and constructed by Hensel Phelps, marking a significant addition to the city’s skyline. The tower features 702,000 square feet of core and shell office space designed to accommodate modern workplace needs and 10,000 square feet of ground-floor retail that activates the pedestrian experience. A seven-level parking structure—two levels below grade and five above—provides 615 parking spaces across 376,000 SF, ensuring accessibility for tenants and visitors alike. Standing 428 feet tall, 1900 Lawrence is Riverside’s signature development in Denver and represents the third major high-rise Hensel Phelps has delivered downtown since the 1980s. The building is fully electric and incorporates advanced building systems, including floor-isolated HVAC returns and a touch-free, app-based elevator system that reduces trip times by up to 80%.
