About the Project

The $40 million, 195,000-SF, Hotel Indigo, situated in the East Village District in San Diego, California, is an oasis amidst the urban chaos of everyday life. This 210-guestroom hotel is only blocks away from Petco Park (PETCO) and the historic Gaslamp District.


Hensel Phelps Development was selected by InterContinental Hotels Group to develop the 210-key Hotel Indigo situated in the East Village District in San Diego, California.  Hensel Phelps Development was responsible for the turnkey development of Hotel Indigo, including all design, financing, construction, and fit-out of FF&E and OS&E.


This 12-story hotel project consisted of a post-tension, cast-in-place concrete structure with a façade that was designed to provide transparency from the street to the public spaces for maximum visibility. The project included a podium at street grade that rests above a two-level, 34,664-SF, 65-stall, subterranean cast-in-place parking garage. Hensel Phelps self-performed all the concrete work including the form, place, and finish of 10,000 yards of structural concrete.

Several elements, such as a 4,000-SF Eco roof, alternative transportation components, and energy-efficient systems, have been integrated for the building to achieve LEED Certification. The InterContinental Hotels Group’s Hotel Indigo is also known as the industry’s first branded boutique hotel, artfully combining the conveniences of a brand hotel with the design cache and service personality of a boutique.
