2400 Nueces

About the Project

2400 Nueces is a residential complex near The University of Texas campus in Austin. Hensel Phelps served as the Construction Manager-at-Risk for the project.

 

The 16-story building has 305 residential units and five levels of parking. It also has two courtyards, a pool, a fitness center and garden patios. More than 10,500 SF of mixed-use space is located at street level. The building serves students, faculty, staff and the public.

 

The West Campus location made construction difficult. The site had little space to store materials. It was also surrounded by busy streets and student walkways. Hensel Phelps planned deliveries to arrive only when needed. The team also used street closures and covered walkways to keep people safe.

 

Cost was another challenge. Hensel Phelps worked with the owner and design team to find ways to save money. These efforts reduced the construction cost from $61 million to $54 million. The team was able to lower costs while protecting the project’s design and quality.

 

The team also focused on saving energy and water. The building uses efficient heating and cooling systems, low-flow plumbing fixtures and ENERGY STAR appliances. Native plants also help reduce water use. These efforts helped the project earn LEED Gold certification.

 

The project also received ENR’s 2014 Best Project Award for Residential/Hospitality.
