About the Project
The $89 million, 670,000-SF Smart Corner Residential Tower and Office Building project is a signature mixed-use transit-oriented development bordered by Park Boulevard, Eleventh Avenue, C-Street and Broadway located in downtown San Diego, California.
The project consisted of a 19-story, 300-unit, residential tower and a five-story, Class-A office building including 90,000 SF of office space and 25,000 SF of ground-floor retail space. Both structures sit over four levels of below-grade cast-in-place parking structure (634 stalls) and are separated at grade by the San Diego Trolley’s City College Station. This project was a major element of the Park-to-Bay Link public improvement project that is being concurrently completed by the San Diego Association of Governments (SANDAG) and associated agencies.
Located on the eastern portion of the site, the cast-in-place concrete Smart Corner Residential structure reaches over 200 feet above grade. The first floor includes five retail spaces, and residential units are located on floors 2 through 19. Residents will enjoy a fitness center on the second floor and a rooftop observation deck with spa and barbecue area on the 20th level.
